Programing for Mixed Use Development, Professional Consultancy for Territoria

Apoquindo is a 1.4mm sf transit oriented mixed use development in Santiago, Chile. I was hired as a spatial and financial consultant with the following challenges: How can the project integrate gastronomic and coworking programs seamlessly, enhance spatial and financial value? 

The study compares gastronomical programs (food halls, restaurants and cafe) across international transit-oriented developments, and comes up with tailored business plans for Apoquindo. The proposals challenged the status quo solutions previously and increased projected income. It is adopted by the management and the project is under construction today.

Integrated Spatial and Financial Optimization: Grounded with researches of various food programs, their revenue model and site contexts, my proposal challenges the existing program layout. Instead of arranging the food programs evenly around the office building, I proposed to split the experience vertically and integrating it with various outdoor plazas. This drives foot-traffic and increases contact points, providing better ground for diverse food programs. More importantly, this has also yielded more rentable space, pushed up the base rent by 6%, and also increased the variable rent. The proposal was accepted and approved by the board, and under construction today.

Coworking, to operate or to hire? Apoquindo plans to pioneer coworking space in Santiago, Chile, a market with little competitors. My proposal also gave business recommendations for Territoria on whether to operate by themselves and how. This also served as the guidelines of the currently under development coworking operating owned by Territoria.
